Pavement Life Cycle & Sealcoating Process
New Asphalt
New asphalt should have very large rock aggregate visible. There should be a dependably smooth finish. It is recommended to do the first sealcoat application within 1-2 years of pavement being placed.
Aged Asphalt
Over time, the surface of asphalt begins to degrade. Oxidation, wear, and exposure to the elements break down the aggregates in the mixture. This process is an expected part of the life cycle of asphalt pavement.
Newly Sealcoated Asphalt
Asphalt pavement which has been freshly sealcoated will have a reliable and even black surface.
Sealcoat Under Use
Normal wear will begin to show on the exposed rock on sealcoated asphalt. Air, sun, traffic, and weather will all work to wear the sealer away; this is an expected part of the pavement life cycle, and not a failure of the product.
Sealcoat Reapplication
It is recommended to sealcoat your pavement every 3-5 years.

No, the sealcoat itself does not fill cracks. In preparation for sealcoating, cracks must be filled with a high-quality, hot-applied crack filler such as Craftco or DuraSeal.

Typically, if 25-35% of the total surface area requires substantial removal, it’s more cost-effective to replace the entire asphalt surface. On average, asphalt will last about 30 years, but maintenance is everything.

The time it takes to complete a parking lot striping job can vary widely based on several factors. The overall size of the parking lot is the most obvious; a small retail lot with just a few dozen spaces might be completed in a couple of hours, while a large commercial parking area with hundreds of stalls, fire lanes, and ADA-compliant markings can take a full day or more.
Weather plays a big role as well. Warmer, dry conditions help the material cure faster, whereas humidity or cooler temperatures can extend drying times. Many contractors recommend line striping at night to reduce downtime for businesses, since fewer cars are in the lot and fresh lines can cure without interruption. - Ribbon: Here, the line striping machine applies the material with a ribbon gun elevated slightly (about 1–1.5 inches) above the pavement. Since the gun doesn’t touch the surface directly, the process is faster than extrusion but still delivers crisp, uniform lines for parking stalls and traffic lanes.
- Spray: This is the quickest method. The spray gun sits 4–5 inches above the surface, allowing contractors to cover large areas efficiently. Spray application is commonly used for big commercial parking lot striping jobs where minimizing downtime and maximizing speed is key.
The requirement for handicap-accessible spaces depends largely on how the parking lot is used. For example, lots reserved exclusively for buses, trucks, delivery vehicles, law enforcement vehicles, or impound yards are generally exempt from ADA parking requirements. However, most public and commercial parking lots must include properly marked spaces, complete with ADA-compliant pavement markings and signage, to ensure accessibility for all users.
