What asphalt mixture is ideal for the Bay Area climate?

DRYCO uses an asphalt mixture composed of sand, rock, and liquid asphalt manufactured from crude oil. Our mixtures are designed for optimal performance, especially with the San Francisco Bay Area climate.

My asphalt is starting to crack. Do I have to replace all of it?

Variations in temperature cause pavement to expand and contract, and rain may cause the soil underneath to swell irregularly. All of this puts stress on the pavement, creating long cracks in a longitudinal (along the roadway) or transverse direction (across the roadway). These are quite common in California but can be kept in check through regular pavement maintenance. However, as the pavement ages, these cracks will appear with increasing density, forming large rectangular or square-shaped cracks. Known as block cracks, these cracks indicate that the pavement has lost its flexibility and may require major reconstruction depending on the severity of the problem.

Is asphalt cheaper than concrete?

Yes and no. The materials themselves cost about the same, but concrete is more expensive to pave with because it has to be laid down thicker (a minimum of 4 inches). Unlike concrete, asphalt is flexible and can be laid as thickly or thinly as you’d like. Long-term, however, asphalt is more expensive than concrete due to ongoing maintenance needs like sealcoating and regular repairs.

How long can asphalt last in California's Bay Area?

On average, asphalt will last about 30 years, but maintenance is everything. Regularly sealcoating asphalt on schedule (first application within 2-3 years; every 3-5 years after that) will allow the pavement to stay flexible for as long as possible by protecting the binder (liquid asphalt) that holds the pavement together. In addition, setting up a proper pavement maintenance plan will significantly extend the life of your asphalt.

Is sealcoating asphalt necessary?

100%, absolutely yes. Sealcoating allows the asphalt to stay flexible by protecting the binder (liquid asphalt) that holds the asphalt together to significantly extend the life of your pavement. DRYCO always recommends two coats of sealer for double the wear.

Is oil or water-based sealcoating better?

Water-based sealers offer better UV protection and are more resistant to oil and gas spills. But unlike oil-based sealers, they also contain coal tar, a known carcinogen, and are no longer used in California.

Can I sealcoat asphalt myself?

Technically, yes, but the preparation and application is more tedious, time consuming, and technical than you may think, especially for a large scale job like a parking lot.

How long should parking lot striping last?

That depends on the weather, the amount of traffic, and the material used for the striping. If the traffic is light, the striping may last up to two years. In terms of materials, thermoplastic striping is thicker and more durable than paint and can be expected to last 3-6 years. The best rule of thumb with striping is to re-do it when it looks like it needs it.

Can you remove old parking lot striping paint?

Yes, you can grind, blast, or chemically dissolve striping paint from asphalt.

Causes of Pavement Deterioration

Raveling

Exposure to the elements cause the liquid asphalt binder in pavement to oxidize and become brittle, and the weight of vehicles causes the now brittle surface to crumble. Water then washes away the crumbled aggregate, diminishing pavement thickness and revealing a rough, rocky appearance.

Alligatoring

When it rains or when irrigation overflows the landscaping, especially in areas with poor drainage, water enters the cracks and over time slowly carries away the “fines” of the subgrade over time. This causes unstable, unsupported pavement. The weight of vehicles causes the unsupported pavement to crack in a manner resembling alligator skin.

Pothole

Alligatoring will spread through the pavement like cancer, breaking the pavement into even smaller pieces that are cast aside, eventually forming potholes. Just like a leaky roof left unrepaired, the costs increase rapidly at this stage. Immediate response is highly recommended.
