Commercial Paving Contractor Solutions for Every Industry
Since 1985, DRYCO has been the commercial paving contractor that Northern California’s most demanding industries trust to protect their properties, keep their sites compliant, and get the job done without disruption. With over 270 employees and 50 crews operating across five divisions, we bring the capacity, expertise, and accountability to handle any size project from a single parking lot repair to a multi-site pavement maintenance program.
Every industry comes with its own pressures. Property managers need work completed around tenants without complaints. General contractors need a subcontractor who shows up on time and never creates change orders. Retail centers need phased schedules that keep customers moving. Schools and medical facilities need ADA-compliant surfaces that meet inspection standards and reduce liability. Whatever your industry demands, DRYCO has the crews, the equipment, and the experience to deliver.
We are not a generalist contractor who dabbles in paving. Asphalt, concrete, and fencing are all we do, and we have been doing it in the Bay Area, Greater Sacramento, and California’s Central Valley for four decades. That depth of focus means every estimator on our team doubles as your project manager, every proposal is documented on a site map with no ambiguity about scope, and every project is backed by a three-year warranty on both workmanship and materials.
Industries We Serve
Managing multiple commercial properties means coordinating vendors, staying ahead of ADA liability, and keeping tenants satisfied without blowing your capital budget. DRYCO works with property managers across Northern California as a single point of contact for asphalt, concrete, sealcoating, striping, and fencing across every property in your portfolio. We build pavement maintenance plans that let you budget years in advance and schedule work around your tenants rather than around our convenience.
When you bring DRYCO in as your paving and concrete subcontractor, you get a crew that treats your schedule as its own. We have the project management infrastructure, the permitting knowledge, and the California-specific code expertise to integrate seamlessly into any commercial construction project. Our estimators commit to scope and stick to it, which means no surprises and no change orders driven by our side of the project.
DRYCO partners with developers and general contractors on new commercial construction projects from the ground up, handling grading, base preparation, asphalt paving, concrete flatwork, striping, and fencing as a single subcontractor. Consolidating these scopes under one contractor eliminates coordination gaps, reduces schedule risk, and gives project managers a single point of accountability from site prep through final inspection.

A retail parking lot is the first impression every customer forms of your property. Cracked surfaces, faded striping, and missing ADA markings are not just aesthetic problems, they are liability risks and tenant retention issues. DRYCO specializes in phased sealcoating, striping, and repair programs designed to keep retail centers operational throughout the entire project, with scheduling built around peak traffic hours and anchor tenant requirements.

Hospitals, medical office buildings, and outpatient facilities face strict ADA compliance requirements and must maintain safe, accessible surfaces for patients, staff, and emergency vehicles at all times. DRYCO understands the zero-disruption expectations of healthcare environments and provides fully compliant asphalt, concrete, and accessibility upgrades with scheduling that works around facility operations around the clock.
HOA boards are responsible for maintaining shared roads, parking areas, driveways, and community surfaces while balancing member expectations and reserve fund constraints. DRYCO has worked with HOAs across the Bay Area and Sacramento on everything from slurry seal programs for private residential streets to full parking lot reconstructions and ADA retrofits. We communicate clearly with boards and management companies and deliver the documentation you need for member reporting.
School parking lots, bus lanes, athletic courts, and pedestrian pathways must meet state accessibility standards while withstanding heavy seasonal use. DRYCO has completed paving, striping, concrete, and game court projects at K-12 schools, community colleges, and university campuses throughout Northern California. We work within school calendar windows to minimize disruption to students and staff.

Industrial properties require surfaces that can handle forklifts, semi-trucks, and constant heavy equipment traffic without premature failure. DRYCO engineers asphalt and concrete solutions for loading docks, truck courts, drive lanes, and yard surfaces with thickness specifications and base preparation matched to actual load requirements. We also install perimeter security fencing and access control gates built for industrial environments.
Internal roads, parking pads, and common area surfaces in mobile home parks require a contractor who understands how to work within an occupied residential community without disrupting residents. DRYCO has completed asphalt paving, sealcoating, concrete, ADA upgrades, and perimeter fencing for manufactured housing communities across Northern California, working in phases to keep all lots accessible throughout the project.
The DRYCO Difference
What separates DRYCO from other commercial paving contractors is not just the range of services. It is the infrastructure behind every project. Your estimator is your project manager from day one, which means the person who scoped your job is the person responsible for delivering it. Every proposal is documented on a site map with each repair item numbered and priced individually, so you always know exactly what work is being done and where. And when the project is complete, your investment is protected by a three-year warranty on workmanship and materials, more than double the industry standard.
DRYCO holds a California Class A General Engineering license, carries full workers compensation coverage, and has the equipment fleet and crew capacity to handle projects ranging from a single pothole repair to a multi-million dollar commercial paving program. Across four decades of work in Northern California, we have built a reputation for showing up on time, communicating clearly, and delivering surfaces that last.
Serving Northern California’s Largest Commercial Markets
DRYCO operates from two locations, our Bay Area headquarters in Fremont and our Central Valley office in Sacramento, giving us the geographic reach to serve commercial properties across the San Francisco Bay Area, Greater Sacramento, and California’s Central Valley. From San Francisco and San Jose to Stockton, Fresno, and beyond, our crews are on the road every day maintaining the commercial surfaces that keep Northern California businesses running.
Request a Free Site Evaluation
Every project starts with a free on-site evaluation from one of DRYCO’s experienced estimators. We will assess your surfaces using the Modified PASER System, identify areas of concern, and deliver a fully documented proposal with itemized pricing and a site map so there is no ambiguity about what work will be done. There are no obligations and no pressure, just an honest assessment from a contractor who has been doing this in Northern California since 1985.
