A busy parking garage rarely closes. Tenants, residents, and visitors drive through it every day, and faded stall lines, missing ADA signage, or damaged concrete show up fast in a space with low light and tight turns. Any work inside a garage has to happen around live traffic, low ceilings, and a schedule set by someone else.
DRYCO has worked inside parking structures across Northern California since 1985. Our crews stripe stalls and ADA spaces, repair concrete, install bollards, wheel stops, and EV chargers, build security and storage cages, and pour structural concrete for new parking structures from the ground up. We work with commercial property owners and managers, building owners, HOA communities, general contractors, and engineering consultants throughout the Bay Area, Sacramento, and the Central Valley.
Parking Garage Services
Garage Striping and Stall Layout
Clear markings keep drivers moving in the right direction and help a garage use every available space. Our striping division provides full parking garage striping, including stall and directional striping, arrows and stencils, curb painting, crosswalks, and no-parking and fire lane markings. At University Plaza in Palo Alto, our crews painted standard stalls and new ADA stalls throughout the parking structure while a second crew worked on the freeway off-ramp outside.
If your current layout no longer fits how people use the garage, we can redesign it to add stalls, improve traffic flow, or make room for EV charging and compact spaces.
ADA Stalls, Signage, and Accessible Routes
Accessible parking in a garage has to meet the same requirements as a surface lot, and the path from the stall to the elevator or exit counts too. DRYCO installs ADA stalls with access aisles, accessible signage, truncated domes, and curb ramps, and our ADA compliance team can survey an existing garage to find problems before they turn into complaints or claims. For University Plaza we installed multiple new ADA stalls with custom color truncated domes inside the structure.

Concrete Repair, Saw Cutting, and Modifications
Garage concrete takes constant wear from turning tires, water, and heavy vehicles, and upgrades often mean cutting into it. Our commercial concrete crews repair damaged concrete, remove failed sections and replace them, and cut with diamond blades for precision and lower vibration. At Google in Mountain View, DRYCO saw-cut and removed a section of CMU wall in a parking garage lobby for a new elevator entryway, replaced a concrete curb ramp, and provided slab scanning before cutting.
Structural Concrete and New Parking Structures
From ground-up construction to underground parking, general contractors rely on DRYCO for structural concrete at scale. For a four-story mixed-use development in Santa Cruz, our concrete pumping division placed 4,000 cubic yards across three large mat pours for the underground parking structure, along with concrete for 150 structural columns and pan decking on each floor. In Emeryville, our crews poured structural concrete at night for a large parking garage to avoid the heat of the day.

Bollards and Wheel Stops
Bollards protect columns, stairwells, elevator lobbies, and equipment from vehicle strikes. DRYCO fabricates and installs steel pipe bollards, fills them with concrete, and paints them for high visibility. We installed 14 bollards at Google in Mountain View and 18 bollards on a project in Fremont. We also make and install concrete wheel stops, replace broken ones, and install parking and wayfinding signs and posts.
EV Charger Installation
As more tenants drive electric vehicles, garage owners are adding charging stations. DRYCO handles commercial EV charging station installation in parking garages, then stripes and marks the new EV stalls so drivers can find them.
Storage Cages, Security Cages, and Fencing
Apartment and mixed-use garages often need secure storage for tenants, and many garages need equipment and utility areas locked off. For Mill Creek Residential in Walnut Creek, one two-man DRYCO crew built 61 fully enclosed storage cages, eight feet tall, inside the building’s parking garage and finished the job in three weeks to meet a city deadline. Our commercial fencing division also builds security cages, utility and equipment enclosures, and security fencing around the garage.

Bike Lockers
Secure bike parking helps commercial buildings meet tenant demand and local requirements. DRYCO installs bike lockers in parking garages, giving tenants and visitors a secure place to leave their bikes.
Painting and Sealcoating
DRYCO paints curbs, columns, bollards, and wayfinding markings to keep a garage bright and easy to navigate. On asphalt surfaces such as garage approaches, ramps, and surface lots, our crews provide sealcoating to protect the pavement and give fresh striping a clean base.

Fast, Responsive Service
We answer quickly and keep projects moving, even in the busiest construction months. Our crews work nights and weekends when needed so your garage stays open, and we set up cones, barriers, and signage to separate work zones from drivers and pedestrians. On University Plaza, our crews moved inside the parking structure on rainy days to keep the project on schedule while outdoor striping waited for dry weather.
Experienced Crews, Backed by a Three-Year Warranty
Our team brings more than 30 years of concrete and construction experience. With over 270 employees and 50 crews, DRYCO has the capacity to take on single-garage projects and multi-site programs, and our work carries a three-year warranty on workmanship and materials.
