Asphalt is very similar to a car, in order to keep it in good running condition you need to follow the provided maintenance plan.  Just like an oil change is needed every 3,000 – 5,000 miles a seal coat is needed every 3 to 5 years, as well as replacing your failed asphalt (remove and replace damaged sections). If you keep up with the maintenance plan the life of your asphalt will be dramatically extended.

So what happens when you need to repair your asphalt? You turn to the Pavement Surface Evaluation and Rating System, or The PASER System.

The PASER System allows our estimators to go onsite and visually inspect the parking area. They look at the condition of the asphalt and examine different types of distress areas. They look for surface defects, surface deformation, cracks, patches and pot holes. The scope of work will depend on the severity of distress and your budget.

At DRYCO we implement the PASER System and use a scale from 1 to 10. 1 is when the asphalt has failed and 10 is  brand new. Those two levels are easy to identify however it’s the stages in between that are tricky. To make it simple we just skip the odd numbers, and use  2, 4, 6, and 8. The goal of the PASER System is to allow a contractor to examine your property, identify the problems, and come up with a solution quickly.  Take a moment and look at the chart below to identify what stage your parking lot is in, and what steps are recommended to fix it.DRYCO Paser System
