Asphalt being laid in a parking lot. Learn the asphalt paving dos and don'ts here!

An asphalt parking lot for your property is a cost-effective option that can last up to 30 years. However, if something goes wrong with the construction of your parking lot, the asphalt surface won’t last that long, and it can start causing problems for you and your tenants almost immediately. There are important steps you need to take before and just after the asphalt paving process to ensure the success of the construction. There are also things you have to avoid doing to maintain the integrity of the asphalt. That’s why we have put together this list of asphalt paving dos and don’ts.

Asphalt Paving Dos

To ensure that your asphalt parking lot construction is successful, here are some steps you have to take:

  1. Perform Due Diligence: There are lots of pavement companies out there, but not all of them pay the same attention to detail or hold themselves to the same standard of accountability for the work they do. Look into several different companies before you choose and learn a little bit about the reputation of each.
  2. Allow the Asphalt To Cure: When the asphalt is first installed, it contains an excess amount of oil. Exposure to the sun’s rays triggers a process called oxidation, in which the excess oil is lost. When all the excess oil is gone, the asphalt is said to be cured. Curing the asphalt makes it more flexible and durable. You should protect the asphalt during the first month of the curing process by preventing heavy trucks or equipment from driving on it and refraining from painting it. You can resume normal use after a month but know that it takes up to a year for curing to complete.
  3. Protect Against Water: Water can cause asphalt to erode and break apart. Apply a seal coat every two to five years to protect against moisture and repair any cracks or holes in the asphalt.

Asphalt Paving Don’ts

Some property managers inadvertently damage an asphalt parking lot because they do things themselves or allow tenants to do things that cause harm:

  1. Don’t Allow Anyone To Drive on Fresh Asphalt: The weight of vehicles can impact asphalt negatively while it is still soft. Do not drive on the asphalt or allow anyone else to drive on it for at least 24 hours following installation. You may have to wait as long as 72 hours.
  2. Don’t Ignore Cracks: A small crack in the asphalt can allow water to get in and form a pothole. A large crack can mean even bigger problems. Check the parking lot about twice a month for cracks, and if you find any, call an asphalt professional right away.
  3. Don’t Allow Weeds To Grow: Not only are they unsightly, but weeds can damage asphalt. Pull them up by the roots or apply a chemical weed killer to them as soon as you see them.
